Nelly Bay Safe Harbour | Magnetic Harbour (1998)
The Nelly Bay Safe Harbour proposal was revised in response to issues raised in public submissions to the Draft Nelly Bay Harbour Environmental Impact Statement (EIS) released in September 1995.
Changes to the proposal:
The Queensland State Government will fund the public infrastructure, which will remain in public ownership. This includes ferry docking areas, carpark, ferry lounge and toilets, a boardwalk linking the ferry terminal to the outer breakwater, a 4 m-wide access along the main building sea frontage to allow access to all ferries, a medivac facility and footpaths liking the ferry area to the Lions Park.
A major alteration to the concept plan was the removal of the 'island' of residential land.
• The harbour perimeter and the bottom profile have been altered.
• A reduction in land area from 15.6 to 12.3 ha.
• Public open space increased from 18.1% to 24.8%.
• Public access has been increased.
• Two public beaches have been included.
• Parking area for the public boat ramp has been brought within the lease area (into the GBR Marine Park)
• The plan provides for 8 temporary mooring pontoons adjacent to the public boat ramp, and a fuel wharf with 12 pontoons and 8 dinghy spots.
• Alterations have been made to the internal road network and external connections.
• The residential/tourist lots reduced from 88 to 40.
• The maximum population increase has been reduced from 688 residents and 640 tourists (total 1328) to 307 residents and 331 tourists (total 638).
• Only one precinct (two in the original plan) has "Hotel" as designated land use.
• The former Lot 102, intended for commercial-style development is now Lot 32, and lies within a multi-unit residential precinct.
